About Arx

Arx Capital is a private equity firm with a hands-on approach to real estate investing.  Our focus is largely on three real estate categories:

  • Manufactured housing is the best unsubsidized solution to the housing affordability crisis. It is also the most tax-efficient real estate investment due to most of the asset's value being short-lived (15-year versus 27.5 or 39-year property). Disaggregated ownership and local zoning laws have kept this industry in the 20th century, creating opportunities for operators who can acquire and consolidate management of multiple properties in a geographic region. Scale enables the company to leverage the latest technological solutions for rent collection and tenant communication, and reduce operating costs across a portfolio of properties.

  • The 2008 financial crisis accelerated national builders' shift from balance sheet developers to "just-in-time" manufacturers. As a greater share of the housing market is controlled by these large builders, they increasingly rely on developers to secure municipal approvals and construct horizontal improvements. Arx Capital works with these builders and its partners to entitle land, finance and build roads and utilities, and sell ready-to-build lots.

  • Prices for public securities move up and down based on the flow of readily available, publicly disclosed information. Because of this, it is difficult to "beat the market" over any extended period. Real estate, however, is a less-liquid market in which accurate information is harder to obtain. This "information assymetry" enables astute and disciplined investors to earn above-market returns throughout economic cycles. The Arx team leverages its expertise and relationships to identify and secure an asset or pool of assets when it believes the lack of available information makes an opportunity compelling.

Meet the Team

  • Nathan Jameson

    Founder and Managing Partner

    Mr. Jameson is an experienced real estate developer, builder, and investor with particular expertise in large residential development and management. Prior to starTting Arx Capital, Jameson worked at and was a partner at one of the largest privately owned homebuilders on the East Coast. He began Arx Capital in 2016.

    Jameson has an MBA in Finance and Entrepreneurship from Lehigh University. He graduated Summa Cum Laude from UNC-Greensboro where he was a 4-year starter on the basketball team and was named First Team Academic All-America in his senior year.

    He lives in the Philadelphia suburbs with his wife and four children.

  • Levi Jekel

    Partner & VP of Operations

    Mr. Jekel joined Arx Capital in 2019 where today is a Partner and serves as its Vice President of Operations. Prior to the arrival of Mr. Hawkins, Jekel served as the company’s Chief Financial Officer for 3 years as Arx launched its first MHC fund and grew its manufactured housing business from two MHCs and 91 homesites to eighteen MHCs and more than 1,200 homesites.

    Mr. Jekel spent 6 years at PricewaterhouseCoopers (PwC) where he was promoted to manager in the firm’s audit practice before leaving to begin his career in real estate. At PwC, Jekel served clients of all sizes, including Fortune 500, and across varying industries, including real estate.

    Jekel earned his undergraduate degree from West Chester University of Pennsylvania where he studied accounting and economics. Jekel has also been a licensed CPA since 2014.

    He lives in the Philadelphia suburbs with his wife and three children.

  • John Randolph, Esq.

    General Counsel

    Mr. Randolph is a seasoned transactional attorney having practiced law for 25+ years in a wide range of business focused practice areas.

    He began his career in public accounting for before going to law school. Following Law School and completion of a Master’s, Randolph spent five years with two of Philadelphia’s largest and most respected firms practicing tax and corporate transactions. He then pivoted to practicing real estate law in a suburban Philadelphia boutique before eventually forming Randolph & Associates, LLC, where he developed a reputation as a trusted go-to real estate legal advisor. After fifteen years, in 2021, Randolph joined one of his favorite clients, Arx Capital as its General Counsel.

    Mr. Randolph has a B.S. in Business Administration from King’s College, a J.D. from Western Michigan University/Cooley Law School, and a LL.M. in Tax from Villanova University.

    Mr. Randolph lives in Wayne, PA with his son Jack. When he is not doing real estate deals, he loves being a “Soccer Dad.”

  • Brian Hawkins

    Chief Financial Officer

    Mr. Hawkins serves as Arx Capital’s CFO. He is an experienced finance and accounting professional with expertise in FP&A, Budgeting, Credit Facility and Securitization Management and Reporting with a focus on the multifamily and financial services sectors.

    Prior to joining Arx Capital, Hawkins worked at Resource REIT and its parent company, Resource America, Inc. (“Resource”) where he served for over 20 years in a variety of roles including: senior vice president of finance, chief financial and accounting officer of the structured products division and various other roles primarily responsible for the company’s budgeting, forecasting, credit facilities and public financial reporting and earnings releases. Resource managed as much as $20 billion in total assets across the real estate, equipment leasing and structured products sectors. Resource America eventually became Resource REIT, which was sold to Blackstone Real Estate Investment Trust (BREIT) in 2022 for $3.7 billion.

    Mr. Hawkins has a BS in Accounting from St. Joseph’s University. He lives in the Philadelphia suburbs with his wife and three children.

  • Tim Zerphey

    Director of Asset Management

    Tim Zerphey has spent nearly 3 decades in every facet of the manufactured housing business. He oversees Arx’s community improvements as part of its value-add strategy. Prior to joining Arx, he managed the central and western Pennsylvania portfolio for one of the largest owners of manufactured home communities (stock ticker: UMH). Zerphey also has extensive experience on the construction and sales side of the industry from time at the largest builders of manufactured housing, Clayton and Skyline.

    Tim and his wife live in Lancaster County and enjoy traveling with their three daughters.

  • Celine Geigel

    Senior Operations Manager

    Ms. Geigel joined Arx in 2021 after previously working at ELS the manufactured housing company founded by real estate mogul, Sam Zell. As the company’s Senior Operations Manager, she oversees the company’s home infill efforts to increase property NOI and enhance community appearance.

  • Jacob Curry

    Financial Associate

    Mr. Curry joined Arx in 2021 as an accountant. He coordinates financial reporting, investors statements and the monthly close. He and his wife live in the Philadelphia suburbs and recently welcomed their first child. In his limited free time, Jake enjoys good food and ultimate frisbee.

  • Maria Denton

    Executive Assistant

    Ms. Denton was Arx’s first employee when she joined the company in 2018. She serves as Executive Assistant and Bookkeeper for the firm, and is a steady presence amid the inevitable busy-ness and bustle of the day. She and her husband live in the Philadelphia suburbs and enjoy traveling and music.
